Most people spend 6+ months preparing their house for what the Realtors call "best marketable condition" then the Realtor lists the property in hopes that someone will buy it. The Agent shows the property to any prospective buyers (The length of time to sell a property in colorado markets right now is averaging between 25 days-6 months with an additional 30-45 days for closing if all goes as planned). If they happen to find a buyer they will take a percentage of the sale price. A Realtor's commission is between 3-6% of the sale price of your house (so on a $200,000 house, you will pay $6,000 – $12,000 in commissions to that Realtor). Realtors provide a great service for those willing and able to wait 2-6 plus months to sell and don’t mind losing some of that sale price to pay the commissions.
